In 1971, I was a high school
teacher. I made $7,800 a year. I did something smart. I bought a
three-family house. I lived in the second floor apartment and had
girlfriends living on the first and third floor. Life was good.

Six months after moving in, the agent who sold me the
house, Don Nardo, called me and told me he had a buyer for the property.

Buyer? The property wasn’t for sale.

Don explained to me that he had the perfect client.
There was a grandma with money who could live on the first floor, her
daughter and husband and their kids on the second floor and another
granddaughter who was getting married on the third floor. This family
needed three separate living units. As a bonus, the property had a barn
from which the father could operate a small machine shop.

Don was right. My property was perfect for this extended
family and they wanted it.

I had to say “Sorry and adios” to the girlfriends.
After all, business is business. I bought the house for $21,000. Don sold
the house to the perfect buyers for $38,000.

In six months, I had made more than two years’ teaching
salary. Wow.

But, Don wasn’t done with me. I was now a client with
money.

He urged me to take my windfall profit and buy a six
family house and a single family house.

A six-family? Tenants? I didn’t want to be a
landlord.

In the next moment, Don changed my life forever.

“Bill, listen to me carefully, buy both of these
properties. Within the next two years, I’ll sell you four more for a total
of six. With six properties, you’ll be a millionaire in twenty years and
you’ll never have to work again.”

Don opened my eyes. Here I was, a teacher with a clear
plan to become financially independent. It was music to my ears. It was a
beautiful symphony.

I asked Don if I could be a landlord, “Bill, just
love your tenants. Every month they will give you their money to pay off
your mortgage. You borrow money. Your tenants pay the money back. Love
your tenants. Your investment is their home. The overwhelming majority of
people respect their homes. If you have a problem, you know what to do;
you just pick up the phone. It’s not rocket science.“

courage and the patience to find great deals. Tomorrow’s fortunes are
being made today.

majority. These people did not have to be financial geniuses to buy a
house. They bought one house.

What the average person does once, you will do six times.
